Adding or Removing Stories or Rearranging Floor Plans

Adding or Removing a Story
Perhaps you found a one-story house plan you like but need to add
another floor. This can sometimes be done. When making this change
you’ll need to add a stairway to give access to the upper floor. The
foundation may need to be made stronger to support the weight of an
additional story. Sometimes you can add a second story to a one-story
home plan by using a steeper roof pitch in the roof, adding dormers to
the roof and converting attic space into finished space.
Moving a Floor
Let’s say you find a two-story home plan you like but want to build a
1-story home with a finished walkout basement. If both floors of the
home have the same footprint size then it may be possible to switch
the placement of the floor plans. You may be able to use the plan for
the upper floor in the basement and remove the upper floor from the
home.
People with ocean homes sometimes want an “upside down house" with the
kitchen and living quarters on the upper floor and the bedrooms on the
main floor. Sometimes the floors of a home can be switched to
accomplish this.
Sometimes people find a 1-story house plan with a finished basement
and really want to have a 2-story home. You may be able to take the
floor plan of the basement and use its design for the floor plan of
the second floor.
If you move a floor plan to a basement, you may need to make changes
because of the location of the furnace, water heater and support
poles. Window and exterior door placement may be affected and any
bedrooms in the basement must have egress windows. You may have to
eliminate high or vaulted ceilings or adjust your plans to accommodate
them in the basement. Be sure weight-bearing walls can handle the
weight when rearranging the floors of a house plan.
